- Provide 4 inspections per year which will include the following 1. Condenser coils will be cleaned as needed with a minimum cleaning of once annually. Condensers included as follows: a) 2 rooftop air cooled condensers that are piped to refrigeration rack systems b) 5 air cooled condensers on the ice machine equipment 2. Walk-in cooler evaporator coils will be cleaned as needed with a minimum cleaning of once annually. Evaporators included as follows: a) Dairy cooler (3 evaporator coils) b) Meat cooler (2 evaporator coils) c) Meat prep room (1 evaporator coil) d) Old produce cooler (2 coils) e) New produce cooler (2 coils) 3. Walk-in grocery freezer inspection (3 evaporator coils) a) Check for proper fan operation b) Inspect drain and drain heater' c) Check door, frame, jamb, and threshold heaters d) Inspect door gasket and sweep e) Check operation of lighting 4. Walk-in cooler inspection a) Check for evaporator coil cleanliness b) Check for proper fan operation c) Inspect drain d) Check door heaters e) inspect door gasket and sweep f) check operation of lighting g) Add algaecide tablet to drain pans to aid in the prevention of clogged drains 5. Refrigerated case inspection a) Check for any loose or missing trim b) Add algaecide tablet to drain pans to aid in the prevention of clogged drains c) Check operation of lighting d) Visually check for any leakage of water e) Inspect door gaskets

6. Parallel compressor racks and defrost control panel a) Visually inspect electrical control panels b) Check for proper compressor oil levels c) Check for proper refrigerant levels d) Check all electrical connections for tightness and tighten as needed *NOTE: First initial preventive maintenance would include replacing all suction filters and liquid filter dryers on compressor racks. 7. Ice Machines - (1) Ice-O-Matic EMF Flaker, (2) Ice-O-Matic 400 Cubers, and (2) Ice-O-Matic 500 Cubers a) Do a complete cleaning of evaporator coils and water distribution system as needed with a minimum cleaning of twice annually. b) Replace water filters as needed c) Check for proper operation of equipment 8. Machine room exhaust fan a) Replace drive belt as needed b) Lubricate bearings and motor 9. Hot water recovery system a) Check for proper operation b) Lubricate pump and motor 10. ComTrol system a) Monitor to check for proper temperatures throughout system and/or any defective temperature or pressure sensors b) Monitor to check for proper defrost termination temperatures and defrost periods 11. Write a work order on each inspection noting any additional repairs required or recommended These must be approved by the customer prior to work being done.
